Site Appraisal

Parker Dann can assess the development potential of a site based on planning policy and other considerations. This can be desk-based, or may involve a site visit to assess the geographical constraints of a site and consideration of the local and wider environment. In providing a detailed appraisal, we will also undertake research on a number of critical aspects that affect the development potential of a site including the planning history of the site and relevant local and national policy designations.

Local Plan Representations

Following a site appraisal it may be advisable to submit a representation to the local planning authority with the aim of securing a site allocation in the development plan for housing or another use. The inclusion of a site in the local planning process can assist in securing a future planning permission.

Pre-Application

This will involve an initial site appraisal and depending on findings could lead to a pre-application discussion with the local planning authority to ascertain their strategic aims and objectives for the long term development of the site.

Planning Submissions

Parker Dann can prepare a detailed planning statement outlining the case for development. Depending on the complexity of the site, consultants may be appointed to support the planning application. The application will then be monitored through the planning process including ongoing discussions with the local authority, response to any objections and possible attendance at Committee meetings.

Planning Appeals

Where planning permission has been refused we can advise the client on a further strategy for the site. This may involve the preparation of further pre-application discussions, a revised application or an appeal to the independent Planning Inspectorate.
